Marina FACTS

Located near marker #27 on the Intracoastal Waterway, Windmill Harbour features one of the three "locked" marinas on the east coast. Sailing and power vessels up to 70 feet long and 19 foot beam can be accommodated with the assistance of our friendly and well-trained marina staff.

Our unique lock system offers a safe and protected marina allowing boaters immediate access to the Intracoastal Waterway regardless of tidal stage. For power boats, the Atlantic Ocean is a mere 15 minutes away. Savannah and the pristine barrier islands of Georgia are equally accessible, as are Beaufort and Charleston, South Carolina. Surrounding creeks, rivers, and islands provide numerous opportunities for boating adventures, serene anchorages, and world class fishing.

A day on the water---fish beware

Charleston style townhomes, an inviting shell-lined promenade, and the beautiful South Carolina Yacht Club surround our picturesque harbor. Fixed concrete docks containing 260 boat slips ranging in size from 30 to 70 feet in length are each equipped with water and power connections. Our marina also includes a ramp for small boat use, a fuel dock, shower facilities and a marina store.  Twenty four hour on-site security is provided.   

Boat slip ownership and leasing opportunities are available to both residents and non-residents.  Boat slip owners are members of the Windmill Harbour Marina Owner's Association (MOA) as well as the Windmill Harbour Property Owner's Association (POA).  Each association operates as a separate entity.

The MOA rental agent, The Harbour Association, is located in the marina office at 161 Harbour Passage, Hilton Head Island, SC 29926. The Harbormaster and his knowledgeable staff can be reached by phone at (843) 681-9235

Windmill Harbour Marina FACTS as of 1/1/16: 

  1. The marina is served by a lock system. The lock is 80 feet long and 19 feet wide and accommodates boats up to 70 feet in length. The lock is operated by marina staff 365 days per year from 8am to 7pm. (8am to 6pm during EST)
  2. There are 258 boat slips in the marina and all are owned individually. The marina basin is 15.5acres and is the largest on Hilton Head Island.
  3. Water depth in the fairway is about 5’ during normal low tide.
  4. Water depth in the marina is always 8’-10’.
  5. There is no current nor tide change inside of the marina.
  6. Bottom growth is minimal inside of the marina since there is no current. This means less bottom cleaning and longer lasting bottom paint.
  7. You do not need to own property in Windmill Harbour to own/rent a boat slip in the Windmill Harbour Marina.
  8. Transient Dockage is available.
  9. The harbour master’s office maintains an active boat slip rental program for owners that wish to rent their slip. Slip rentals are leased on a month to month basis.
  10. Fuel and pump out service is available inside of the marina.
  11. Marina has direct access to the Atlantic Intracoastal Waterway.
  12. The lock can be accessed after hours by boaters who have been trained to use the afterhours lock keycard system.
  13. Boat slip owner fees***:

           a.      Windmill Harbour Marina Owners Association

                     1.)    30-40 foot slip $2,154 annually

                     2.)    45+ foot slip $2,872 annually

            b.     Windmill Harbour Property Owners Association

                      1.)    All boat slips pay $684 annually.

            c.      Electricity

                     1.)    30 amp $37.50/Mo.

                    2.)    50 amp $75.00/Mo.


  1. The Windmill Harbour Marina Owners Association fee covers the expense of maintenance, personnel, insurance and general expenses to operate the lock and marina.
  2. The Windmill Harbour Property Owners Association fee is for Security (24 hours/day, 7 days per week), road maintenance and common area maintenance of the community.
